Is Now a Good Time to Sell a Home in Stockton?
Sellers ask me this every week, and they usually expect either a yes that sounds like a sales pitch or a no that sounds like fear. Here is the honest version, because the truth is more useful than either.
The short answer. Stockton right now is a balanced market. Not a runaway sellers market where anything sells over asking, and not a buyers market where homes sit for months. Looking at what actually closed in the most recent data, the median closed price is about 443,000, homes are taking roughly 40 days to sell, and there are just under 500 active listings on the market. That balance is good news for a prepared seller, because it means well priced homes in good condition still sell at a fair price, while overpriced or neglected ones are the ones that sit.
What a balanced market means for you. In a balanced market, the house does not sell itself, but a well presented one absolutely sells. Three things decide your outcome. Pricing to the real local comparables, not to what you wish the home was worth or what a neighbor got two years ago. Condition, because buyers in a balanced market have enough choices to walk away from a home that needs obvious work. And marketing that actually reaches the buyers looking in your price range and neighborhood. Get those three right and you sell. Get pricing wrong and you chase the market down for weeks.
The mistake I see most. Overpricing at the start, hoping to leave room to negotiate. In a balanced market that backfires, because the most active, most motivated buyers are watching for new listings, and if yours is priced above the comparables they skip it in the first week, which is exactly when buyer interest is highest. By the time you reduce, that early momentum is gone and the home carries the stigma of sitting. Pricing it right on day one is what creates competition, not pricing it high.
So, is now a good time. For a seller who prices to the market and prepares the home, yes, this is a perfectly good time to sell in Stockton. For a seller who wants to list high and wait for a buyer to overpay, no market is a good time, and this one especially will not reward it. The market is fair right now. It rewards doing it right.
