The Stockton Housing Market in 2026, by the Numbers
Here is a clear, honest read on the Stockton housing market, built from our regional MLS as of early September 2026. No national headlines, just what local sales actually show for anyone buying or selling a single family home in Stockton right now.
What homes are selling for
So far in 2026, 1,360 single family homes have closed in Stockton. The median sale price is $450,000 and the average is just under $469,000, adding up to roughly $638 million in closed volume. The middle of the market, where most buyers and sellers actually meet, sits right around that $450,000 mark.
How fast homes are selling
Stockton is moving quickly. More than half of all homes, 58 percent, sold within their first 30 days on the market. The median time to sell was just 27 days, under a month. The average was 46 days, and that gap tells the usual story. Well priced homes sell fast, while a smaller group of overpriced or difficult homes sits and pulls the average up.
What sellers are actually getting
Across every closed sale this year, Stockton sellers received about 98 percent of their asking price. The detail underneath that is striking. Homes that sold within the first 30 days averaged just over 100 percent of asking, meaning the typical quick sale went for full price or a hair above. Homes that lingered past 120 days came in lower. The lesson is the same one this market teaches every year. Price it right from day one and buyers respond immediately, often at full ask. Start too high and you end up chasing the market down.
What it means for buyers and sellers
Right now there are 486 homes actively for sale in Stockton, with another 208 in contract and waiting to close. At the current pace, that is under three months of inventory, which still favors sellers while giving buyers more genuine choice than they have had in a while. Sellers who price correctly are being rewarded quickly. Buyers have room to be selective, but the well priced homes are gone fast, so hesitation costs opportunities.
A note on how I read these numbers
Averages and medians describe the whole city, not your street or your specific home. A move in ready home in a strong neighborhood can beat every number here, and a home that needs work will land below them. A real market read always comes down to your particular property and your block.
